01 — PICKFACTS PROJECT REVIEW™
Our core service is an independent second look at the project you are about to commit to. We review the information you have — and identify missing scope, incompleteness or unclear assumptions, cost exposure and questions that should be resolved before you sign.
Review contractor proposals, scope, inclusions, exclusions and assumptions.
Review available drawings, specifications and project documents for consistency and gaps.
Check available scope documents, drawings and specifications for inconsistent descriptions and missing information.
Identify allowances, TBD items, exclusions and potential change-order exposure.
CONTRACTOR RESEARCH
Before hiring, understand the contractor you are considering. PICKFACTS researches available business history, licensing information, insurance documentation, reviews and references, and flags gaps or questions to resolve before commitment.
Review available business records and applicable licensing information for the contractor and location. Identify missing or inconsistent information that needs clarification.
Review supplied insurance documents for stated coverage and dates. Identify questions to confirm directly with the insurer or broker before hiring.
Review available customer feedback and references supplied by the contractor. Flag recurring concerns, gaps and follow-up questions relevant to your project.
Scope confirmed before starting: We agree which contractors and checks are included, what sources or documents are available and whether additional research requires a separate quote. Findings reflect available information and do not guarantee contractor performance.
02 — PROJECT REVIEW PRICING
Use the project-value tiers below as your starting point. We confirm the final fee and review scope before work begins. For example, a $400,000 project falls in the $250K–$500K tier at $795.

Research beyond the project package.
Independent written findings on the agreed project package: scope gaps, proposal differences where multiple bids are included, allowances, exclusions, potential added costs and questions to resolve before commitment.
Available as part of an agreed review scope or separately quoted research. We confirm the number of contractors, checks, available records and documentation before work begins; the project-value price tier does not automatically include every contractor check.
The number of proposals, the documents to be reviewed, any comparison work, the final fee and the expected delivery date. A proposal count or turnaround time is not implied by the price tier.
Projects over $2 million, multiple-property assignments and tailored research use custom pricing. Tell us about unusually complex or extensive project packages so we can confirm the appropriate scope and fee.
